We have officially entered into a full-on buyer's market. Manhattan inventory climbed 27 percent in June from a year earlier, the highest level for the month since 2013. Buyers have more options to choose from and the power to negotiate in all segments of the market. With bargains abound and interest rates at historically low levels, this is the perfect recipe for a smart purchase.

The Belnord

The Belnord, bounded by West 86th-87th Streets and Amsterdam and Broadway, is the newest luxury condo building to hit the market on the Upper West Side. This grand, prewar-rental building is being converted to a condominium and re-imagined by Robert A.M. Stern. The developers are HFZ Capital Group and Westbrook Partners.

The first phase of development will include the creation of 95 condos. The remaining rentals with convert gradually over time. 11 apartments were recently released on the market and they range in price from $3.2 million to $8.85 million and in size from 1,440 to 3,138 square feet. Some notable features include: high ceilings, wide oak flooring and the option to choose from two color palettes. Additionally, there will be 9,000 square feet of brand new amenities (please inquire for more details).

Kirsten Dunst has sold her funky Soho Penthouse just over a year after first listing it on the market. Property records indicate that the rustic-chic home sold for $4.425 million,  just marginally under its ask of $4.5 million.

Dunst had owned the two-bedroom, one and a half bathroom home for over a decade. The top-floor unit has exposed brick walls, arched windows with lovely East River views, 11-foot ceilings, and wide plank wood flooring throughout.

Leonelli Taberna
Acclaimed former Lincoln chef Jonathan Benno has struck out on his own with a series of restaurants in the Evelyn Hotel in Nomad, the first of which is Leonelli Taberna. Dishes include a seafood pasta bedazzled with six kinds of seafood, gnocchi with braisex oxtail and dry aged T-bone steak. Dessert, from a Gramercy Tavern and Le Bernardin pastry alum, includes a lemon curd torta topped with strawberries.

Manhatta
You will immediately notice the spectacular view after stepping off the elevator on the 60th floor into Danny Meyer’s new FiDi restaurant Manhatta. Jason Pfeifer, the executive chef, has worked at Gramercy Tavern, Maialino and Per Se, just to name a few. The three-course pre-fixe dinner menu is a great deal for $78 with dishes like grilled lamb, wagyu bavette and Atlantic turbot.

Atomix
The team behind critically-acclaimed Atoboy has gone upscale at Atomix in Nomad. Ellia and Junghyun Park serve up a $175 10-course tasting menu where seafood is the main focus.

Curved Furniture

The interior design world has been running fast and far with razor-sharp geometric lines for quite a while now, however, the new trends are painting a much softer picture. In lieu of super-sleek silhouettes, we are seeing the more rounded, '70s-inspired furniture taking over, think American furniture designer Vladimir Kagan. From circular swivel chairs to curvy sofas, this season is all about embracing a more shapely design aesthetic.

Check out our gorgeous new listing at The Mandarin Oriental Residences, 68A to see how curved furniture creates a very elegant and chic living room.
