Happy New Year! A lot has happened last month, including a $450 million investment from Softbank which will allow Compass to continue to expand and give our team even better marketing and technology tools to better serve our clients. We were also busy with an active December market right before the holidays; thankfully we were able to finish the year with some much needed downtime with our families.

Our team is getting ready for an exciting 2018 by prepping some new listings and gearing up our buyers for what we hope will be a lively month ahead!

  1. 147 East 86th Street (1289 Lexington)
    • Demolition is now complete on this new 18 story, $340 million project designed by HOK. It will encompass a total of almost 230,000 square feet of mixed use space, including 63, 2-5 bedroom condo units averaging 2,800 square feet each and a NY Sports Club.  The building's estimated completion date is late 2019/early 2020 (pricing unavailable at this time)
  2. 176 East 82nd Street (3rd Avenue)
    • Formerly referred to as 180 E 82nd, this new condominium is being developed by Nexus Building Development Group and designed by ODA Architecture.  9 units will occupy 10 stories, each with 4 bedrooms and a key-locked elevator opening directly into the home. The building will feature an elegant exterior with a modern design. Construction will wrap up in 2018 (pricing unavailable at this time).
  3. 40 East End Avenue (81st Street)
    • This re-development project by the Lightstone Group will transform a 40 unit rental building into a new 18-story, 30 unit condominium with amenities that include a garage, library, catering kitchen and a game room. The building will stand 210 feet tall and will be home to 29, 2-4 bedroom units all with outdoor space! The estimated completion date is summer of 2019 (pricing unavailable at this time).
  4. 27 East 79th Street (Madison/5th Avenues)
    • This new Adellco development will be the first condominium to grace the block where former Mayor Michael Bloomberg lives and will include just 8, 2-5 bedroom classical style homes.  The residences will house both a duplex townhouse and triplex penthouse and are each meticulously designed by world renowned Parisian firm, Cabinet Alberto Pinto. A completion date has not yet been released but the 2 bed, 2 bath unit on the 5th floor has hit the market for $5,250,000.
  5. 152 East 87th Street (Lexington Avenue)
    • Developed by Godron Haskett & Co, this 19 story luxury rental project took over the space of an old parking garage and will include 56 units, 6 of which are duplexes. Apartments average 2,411 square feet and the building will feature a beautiful glass facade by Ishmael Leyva Architects.  The idea is to create “townhouse-style living” with the vertical design including four towers.  The developers have kept 150 of the former 550 parking spaces. The building is currently in its final phase of construction (rental pricing unavailable at this time).
