It’s hard to believe March is already here which means Spring is just around the corner (hurray!). Generally, with the warmer weather, comes more inventory. In order to stay competitive, we need to constantly “up our game” to make our listings stand out among the crowd. One method we use to do this is staging. Staging, when done well, enhances a space and can help a buyer visualize living there. We recently staged one of our newest listings, 240 Park Avenue South, where we worked with the talented dynamic duo Heather and Christine at Heller Highwater.

Waterline Square
Architects, Richard Meier & Partners Architects, Kohn Pedersen Fox Associates, and Viñoly, designed the three stunning condominium towers that make up Waterline Square. 10 Riverside Boulevard, 30 Riverside Boulevard, and 635 West 59th Street feature a combined 263 apartments in 1 to 4 bedroom configurations. The apartments offer soaring views of the surrounding parks, river and city skyline. Prices range from $1.9 million to $17 million.
Spanning nearly five acres and built around a new landscaped park, Waterline Square offers residents a lush green space, new restaurants, markets, and retail. Amenities include private dining rooms with catering kitchens, multiple lounges and social spaces, a media room, billiards room and bar, sundeck and over 100,000 square feet of sports, leisure, and lifestyle amenities.

Less than a year after purchasing, Jennifer Lopez and Alex Rodriguez are selling their 4,000-square-foot apartment at 432 Park Avenue. The couple purchased the three-bedroom, 4.5-bathroom home last February for $15.3 million.
The apartment takes up half a floor and its highlights include a corner living room, a breakfast bar overlooking Central Park, a corner master bedroom with separate dressing area, a library, and spectacular views.

Il Divo
Taking over the former Per Lei space on 2nd/71st, Il Divo, from the team behind famous Milan restaurant Valentino, is a welcome addition to the upper east side. Our favorite dishes are the "twelve eggs" spaghetti, the branzino with zucchini salad and the truffle pizza, of course! The room is intimate with only 50 seats and full of beautiful antiques and Ralph Lauren designed wallpaper.
Niche
Celebrated ramen chef, Shigetoshi Nakamura, is steering away from traditional Japanese ramen at Niche, his new 14 seat restaurant on Delancey Street. Brothless ramen, or mazemen, pulls flavors from local traditions, like one with smoked salmon inspired by Russ & Daughters and another that features fire-grilled steak as an ode to New Yorkers’ love for steakhouses and barbecue.
Violet
Chef/owner Matt Hyland and the Pizza Loves Emily Group's next spin on pizza is to grill it on both sides and serve it with scissors to cut the slices. At Violet, in Alphabet City, the cuisine is inspired by New England and Rhode Island flavors and fresh seafood. Don't miss the squash pizza and the "Fish & Chicks." |
