One thing for certain in a buyers' market (which we are currently experiencing) is that pricing a property correctly is absolutely crucial. Buyers are looking for value and any sign of overpricing, in a market saturated with options, makes consumers lose interest. That being said, many sellers will express concern about "underpricing" their home. We firmly believe that it is impossible to underprice an apartment in Manhattan. Buyers are savvy and can easily identify a well-priced apartment. Once a "good deal" is found, a flurry of activity will ensue, multiple offers will be made, often leading to a sale above the asking price. We have personally experienced this with three of our most recent listings, of different size and price points in various Manhattan neighborhoods. Decluttering, staging, beautiful photography and targeted marketing are all important, however, pricing properly is the most critical piece of the puzzle.

The Hayworth
Located on the corner of 86th and Lexington, The Hayworth is the latest new development to hit the Upper East Side. The 21-story building will feature 61 luxury residences, 26 of which will have private terraces or balconies. The Ceruzzi Properties project designed by Lee Mindel of AD100 will house two to five-bedroom homes, including several penthouses. Prices for the building start at $3.5 million and go upwards of $13.75 million. Amenities include a music/dance studio, playroom, fitness center and rooftop terrace with fireside seating.

Martha Stewart’s daughter lists minimalist West Village triplex for $53M
A triplex apartment owned by Martha Stewart’s daughter, Alexis Stewart, was recently listed for $53 million, making it one of NYC's most expensive homes for sale. Stewart purchased several apartments in the West Village building, 165 Charles Street, and combined them to create this expansive home.
The 9,500 square foot apartment is connected by a bronze and terrazzo staircase. The residence features an enormous master suite with a stunning terrace and floor-to-ceiling windows with views of the Hudson River.

Niche Niche
The team behind Greenwich Village hit Tokyo Record Bar has expanded with another experiential restaurant but this time in Soho. Niche Niche is modeled after a dinner party and features a different wine expert every night who will showcase four different wines paired with a menu to match ($40 for food and $40 for wine). Diners will sit communally and learn about each wine with each course.
Wayan
Jean-Georges Vongerichten’s son, Cedric Vongerichten, serves up Indonesian- French fare at Wayan in Nolita. The food is served family-style and includes dishes like satays, sambal-laced shrimp, and yellow chicken.
Gran Tivoli
Gran Tivoli is a coastal Italian restaurant opened by a group of Australian restaurateurs. The menu consists of 42 dishes ranging from handmade pasta and risottos to seafood, meats, and vegetables. The main floor dining room is a stylish wood-filled space and diners can also enjoy light bites and wine downstairs at Peppi's Cellar. |
