A few updates on real estate in New York City:
- Deals are still happening for buyers who identified places they loved before showings came to a halt. However, before signing contracts, most buyers are adding financing contingencies and, in some cases, are re-negotiating prices
- Brokers are getting creative with using 360 degree virtual tours and walk-thrus utilizing Zoom and Facetime (we just did one today)
- Governor Cuomo authorized online notarizations so closings can take place virtually
- With more free time at home, there are very high numbers of people viewing properties, so sellers have a captive audience
NYC has always shown its resilience whether it was after 9/11 or the 2008 financial crisis. We know that before the Coronavirus came to our city, the real estate market was showing a steady incline for the first 3 months of 2020, so we are optimistic that interest will return. No matter how long this lasts, people will still need homes. With the likely influx of new inventory hitting the market and interest rates hopefully still at historic lows, the market will ultimately recover and, when it does, we will be ready.

Étage176 East 82nd Street
Staying HOME takes on a whole new meaning this month, and we wouldn’t mind calling Étage our home. We were impressed when we visited this brand new ground-up condo located on 82nd Street and Third Avenue. Designed by ODA, a NYC based architecture firm known for its chic urban designs, this beautiful and well-priced development is a welcome addition to the UES! The building has nine impressive full-floor homes that are approximately 2,370 square feet each. The elevator opens directly into each apartment offering a very private experience and the 9 foot ceilings create an airy feel with an abundance of natural light. Each home has four bedrooms, three bathrooms, and a powder room and include an in-home washer/dryer, central AC, radiant-heated floors, and smart home re-wiring options. The amenities are gorgeous and include a state-of-the-art fitness center and a beautiful rooftop terrace complete with an outdoor kitchen. Contact us to hear more!

HOW TO MAKE YOUR OWN ACAI BOWLAcai bowls are healthy, easy to make, and perfect for Spring. You can get as creative as you want and it's a fun way to get your kids in the kitchen (and eating nutritious foods). We love to add bananas, strawberries, raspberries, some homemade granola and a generous dollop of Nutella to top it off.
|
Who doesn't need a little comfort food right now? We made these decadent scones (sanz the currents - our kids aren't there yet), but they were just as delicious. We love that you can batch bake these and freeze them, or indulge all week. Bonus - they are a great way for kids to learn about measurements and heat effecting change on matter. Teachers - these Moms are killing it! Math and Science are done for the day. Boom!
