Fall is officially here, and while the weather is cooling, the real estate market in Manhattan is heating up. There were 21 contracts signed on properties priced over $4 million last week; the highest weekly average since early March and higher than the same time period last year. While this number is, of course, coming off the tails of a total market shutdown, it shows that demand is coming back and buyers who can move anywhere are choosing to live here in NYC. Life in New York has also come back. The streets are bustling with people, the parks and playgrounds are active and the extension of outdoor dining, with permission to use electrical heaters, has extended the ability to dine alfresco. New retail is also opening up along Madison Avenue. Although prices are still well off their highs, New York City’s vibrancy is returning, and with interest rates still at historic lows, there has never been such a good time for the discerning buyer to enter the market or trade up!

Robert A.M. Stern and the Naftali Group have another gorgeous project in the works! The first rendering has been revealed of 200 East 83rd Street, a 449-foot-tall residential tower on Manhattan’s Upper East Side. The structure will be one of the tallest in the neighborhood, rising 35 stories and housing 86 luxurious units. SLCE Architects (responsible for a few of our other favorite new devs including Beckford House and Tower, Lantern House and 108 Leonard), is also on board and we can't wait to watch this beautiful building come to life! The rendering depicts Stern’s trademark take on pre-war New York style, with a pale limestone and pre-cast concrete façade. Both the podium and the slender tower feature numerous setbacks for private terraces, a welcome feature for buildings today. There will be a 26-vehicle automated parking garage, basement storage, ground-floor retail, and a library. The sale comes on the heels of City Realty releasing its top 100 list of most expensive homes in NYC - 15 Central Park West is listed first. The prestigious Robert A.M. Stern-designed building holds the priciest condo sale through the second quarter of 2014 at $48M.

Russian fashion designer, Kira Plastinina, purchased apartment 3A at the Slate Condominium at 163 West 18th Street for $2.45M. The Slate was designed in 2008 by Karl Fisher Architects with interiors by Andres Escobar. Among its amenities are a fitness center and pet spa. Sounds fit for a fashionista to us, especially with its trendy Chelsea location!

Sir Patrick Stewart of X-Men and Star Trek has found a buyer for his Upper West Side pied-à-terre. The two-bedroom, 1,300-square foot co-op at 118 West 79th Street entered contract after receiving several bids. The actor put the home on the market in June for $3.8M. He bought the residence in 2003 for $1.8M with his then wife Wendy Neuss, but the couple divorced shortly thereafter and Neuss remained in the penthouse apartment.
